The creative repositioning and sensitive refurbishment of a poorly configured building to create a new living & working community in London’s most exciting creative location, Shoreditch.

Britannia Lofts sits in the heart of one of the most vibrant and easily accessible districts in the capital. When complete in 2021, the fully refurbished development will offer 12,000 sq ft of best-in-class, modern workspace and 24 x one, two and three bedroom loft apartments. Our chosen architects are Clerkenwell experts Thirdway Architects and  CGL.

The project begins on the ground floor where we intend to convert the existing car park and poor quality live/work units into high quality category A office space with generous floor plates, natural daylight and external courtyard access. A mezzanine will optimize the office floor space that can be created. Our plans include contrasting material to bring warmth and lightness into an existing heavy structure.

The open plan nature of the floor space allows for future flexibility; simultaneously, the lowered and higher sections allow for potential obvious subdivisions of space for SMEs.  Nevertheless, the lowered section and mezzanine still  maintain visual access to the main office floor plate, therefore encouraging connectivity and communication between areas. With ceiling heights of up to 4.5m, all spaces are exceptionally light and voluminous.

Internally, the space will celebrate the industrial feel of the existing building and compliment it with high quality finishes throughout

The interior will focus on 3 key areas:

  • Concrete Container – Inserting high quality elements and materials into the existing container
  • Light + Atmosphere – Injecting as much natural light as possible into the existing space by maximizing the existing roof lights and cladding the areas in glass
  • Moulded Ground Plane – By moulding the existing floor and creating level changes we are able to define ‘zones’ within the space to encourage suitable internal organization

The upper floors will comprise 24 x one, two and three bedroom outstanding loft-style residences. Designed by GSP in collaboration with CGL Group each residence has been crafted to maximise light and capitalize on the views across London. The six upper level penthouses additionally benefit from private terraces and roof gardens.
